What Mayfield Springs is, and where it is
Mayfield Springs is a master-planned community in Elmore County, Idaho, off I-84 at Exit 71, the Boise Stage Stop exit. It sits on high-desert bench land above and east of the Boise valley floor, roughly 20 miles southeast of downtown Boise and about 23 miles from Mountain Home. Mayfield is the name of the area and the exit, not a city, and addresses in the community carry a Boise, Idaho 83716 mailing address even though the community is in Elmore County.
Developer Westpark Companies spent years assembling the land and broke ground in October 2024. The plan covers about 730 acres and roughly 2,300 to 2,400 residences at full build out, around 1,900 single-family homes plus about 400 townhomes and other multifamily units, with more than 80 acres, about 12 percent of the site, set aside as open space. Elmore County wrote the community into its zoning code as its own chapter, Title 7, Chapter 18. The developer's plan puts 149 lots in Phase 1 and 75 more in Phase 2, and projects roughly ten years to finish, though a build this size can run longer.
The first homes were finished in 2026, and Riverwood Homes, Schell Brothers, and Eaglewood Homes are building there now. Homes are zoned to Mountain Home School District #193, and a Gem Prep public charter school is planned inside the community. Much of the utility stack is going in from the ground up: water from Intermountain Water Services, sewer from Mayfield Sewer Services, and a new emergency services building for fire and a sheriff's substation. Electricity comes from Idaho Power.

SilverLight is an open-access network. Silver Star owns and maintains the fiber, and residents choose their internet provider from the providers on the network. Because every provider runs over that same fiber, switching later does not mean new construction at your house.
